What "complete" actually means

This is the whole list, in every plan. Take it to any other vendor and ask which of these are add-ons, higher tiers, or per-user charges. That question closes more deals than any feature grid we could draw.

The math nobody puts on a slide

Per-unit rates look similar across the category. Monthly minimums are where the money actually is, and minimums punish exactly the portfolio size we serve. Ask any vendor for their floor, then compare it to ours.

At 33 units
$49.95

The whole bill. Every capability, unlimited users, no minimum to clear first.

At 100 units
$150.45

$49.95 plus 67 units at $1.50. One unit at a time, never a tier jump.

At 250 units
$375.45

Still no per-user charge and no module charge, and still no term agreement on monthly.

The question to ask

"What is my real monthly minimum, and what does each extra user cost?" Under 100 units, the answer to the first question is the whole price.

The properties the category forgets

Manufactured housing communities have needs generic property management software simply does not model. We built for them.

Lot rent and home rent

Two charges, one resident, on one ledger. The thing that breaks a generic rent roll.

Loans and owner-financed notes

Tracked on the lease record itself, not in a side spreadsheet or a separate loan tracker.

RUBS & utility billing

Included, not an add-on module. Ask a competitor what RUBS costs there.

CashPay

Residents who pay cash still get a ledger entry. Rare, and it matters here.

Also sell homes? DealerTide is a Renter Insight company

The community and the retail operation, under one company.

Plenty of community operators also sell homes off the lot or run a retailer. DealerTide is a full dealer management system for manufactured home, RV, powersports and auto dealers: built-in CRM with lead routing and nurture sequences, unit inventory across locations, quote builder and deal desking, F&I, owner financing and loan tracking, service work orders, warranty claim management, a commission engine, native general ledger with AP/AR and check printing, eSign, buyer and contractor portals, brochure builder, Champion IMS and OEM catalog feeds, and iOS and Android apps.

Renter Insight runs the community. DealerTide runs the retail side. Same organization, same support team, same number: 303-586-4420.

Straight answers to the hard questions

No spin, no hedging. Ask us these on the call and you'll get the same answers.

"Are we too small, or too big?"

Neither. There is no unit minimum and no unit maximum. The plan includes the first 33 units and adds $1.50 per unit after that, the same system runs 12 units or 1,200, and the price scales one unit at a time instead of jumping a tier.

"Will it keep up as we grow?"

Unlimited users and unlimited custom roles mean growth is adding doors, not renegotiating seats. Owner portals, check printing and RUBS are already included, so the capabilities you need at 300 units are the ones you already have at 30.

"What if you don't do the one thing we need?"

Ask us on the call and you'll get a straight yes, no, or a date, not a roadmap page. We ship continuously; bank connections, loan tracking, the Communications Center and RUBS billing are all recent. And the open API is there for the integration that only you need.

"What about switching mid-year?"

We do it most weeks. Move the data, keep the old system read-only through year-end, reconcile both against the same statements for one month. The monthly plan has no term agreement, so it's a decision rather than a contract negotiation, and we'll upload your spreadsheet export for you.

Five questions to ask any vendor, including us

What is my real monthly minimum?

Not the per-unit rate, the floor. Under 100 units the floor is your price.

What does each extra user cost?

Ours is nothing, unlimited users and unlimited custom roles.

Which of these features is an add-on?

Hand them the list above. Owner portals, check printing and RUBS are the usual upsells elsewhere.

If I call at 2pm on a Tuesday, who answers?

Ask for the number and call it before you sign. Ours is 303-586-4420.

Am I locked into a term?

No term agreement on the monthly plan, so it stops when you stop. The annual plan is $495 prepaid for the year, which is how the discount works.

Who moves my data, and when is it done?

"You'll type it in" and "export a spreadsheet and we'll upload it" are very different answers.

Call us before you compare spec sheets.

Twenty minutes, your actual portfolio on the screen, and a straight answer about whether we're the right fit. If we're not, we'll tell you who is.
